RENTAL RULES
1. Smoking is NOT allowed on the property, indoors or outdoors.
2. People other than those in the Guest party set forth in the reservation may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the reservation.
3. Guests should not create excessive noise at a level that disturbs neighbors.
4. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5. Keep the property and all furnishings in good order; Guest will be responsible for damage to property and all furnishings and for damaged or missing items.
6. Only use appliances for their intended uses
7. Pets are NOT allowed.
8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. If visiting the pool, beach towels can be found on the shelves by the patio door. We do not permit any other towels or linens to be taken from the unit.
9. Garbage: Any garbage must be stowed in the proper garbage receptacle, located at the side of the house. There are two garbage cans and a backup can. Please fill one can completely before using the other. One garbage can will be collected at the house on Mondays an Thursdays. If guest does not want to be disturbed, they may take the garbage can to the roadside Sunday night and Wednesday night and return it to the house after pick up on Monday and Thursday.
10. Septic: The property is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, guest could be charged damages of up to ___$1000.00____.
11. SWIM AT YOUR OWN RISK: Guests swim, wade, boat and otherwise utilize the swimming pool at own risk. You understand use of swimming pool is at your own risk and that special risks may be involved in using the swimming pool. You accept full responsibility for any bodily injury arising from use of the swimming pool and hold owner harmless. You understand there are potential dangers that the swimming pool may present to children who are not carefully supervised, as well as the danger to any person using the swimming pool, or if a person has health risks, or if a person uses the swimming pool while intoxicated or using any kind of drugs or medication, or uses the swimming pool if pregnant. You agree to explain the risks of using the swimming pool to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your guests’ use of the swimming pool.
12. BICYCLE AT YOUR OWN RISK: Guest /bicyclist understands that the act of bicycling involve known and unknow risks of injury to guest and unknown people and damage to real and personal property. Some of these risks include but are not limited to permanent or temporary paralysis, disability, illness or disease, physical or mental damage and/or injury as well as damage to equipment and personal property. The guest/bicyclist voluntarily agree and promise to accept and assume responsibility of liability for injuries, death, illness, or damage to myself or property arising from participation in this activity.
13. NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
